What draws in more people in to view a property & thus make an offer than almost any other medium?? Photography! If your photos lack character and quality then your listing will not entice viewers to take a closer look. Furthermore, if you attempt to DIY your photos, in an effort to cut costs, your listing will simply get passed over by countless prospective buyers. Professional photos can bring a home to life. They tell a story and have the potential to evoke emotion in the viewer. Purchasing a home, although a business decision, is very much an emotional journey.

Nashville is not only a competitive market for Real Estate, but also for Realtors. I recently found out there are a bunch of Real Estate Brokers that don’t even work with New Agents. So if you are a newly licensed Realtor asking “Which Real Estate Company works with New Agents in Nashville??” You’ve come to the right place 🙂

Just to break it down without having to draw a graph. One of the brokerages that does not bring on new Realtors charges a larger upfront fee, but less commission after that fee. With SilverPointe you pay a VERY small monthly office fee, then a commission from the business you bring in until you cap for the year. I think paying less upfront is a great model for New Realtors to help them get their feet wet. It’s also a great business model for Realtors that enjoy having their license, but do not count on Real Estate as their income….like myself! Some of those years I didn’t even have a transaction…but I also did not have to pay a large annual fee like the other brokerage would have charged. 🙂

Thinking about Moving to Franklin? We’ve created this page to give you a little info. Depending on traffic, Franklin is a short 30 minute drive from Nashville. The population as of 2021 was 85,469. Franklin has received a plethora of awards for their incredible school systems, charming Historic Downtown area, and was an All American City winner in 2020.

Things to do in Franklin, Tennessee

The first place to visit in Franklin would be Historic Downtown Franklin. The streets are lined with local shops in historic buildings. If you are interested in History, there is no shortage in Franklin. The biggest piece being the Civil War battle, The Battle of Franklin. If you are wondering where to start, there’s a visitor center on 4th ave. Although the population has grown, Franklin is still a pretty “quiet” town…so if you are looking for pedal taverns, you’re going to want to head north on I65 to Nashville :).

If you would like to see some amazing historic homes, drive down West Main Street towards the square (which is actually a circle), Right on 7th, then Right on 4th, Right on South Margin, Left on Lewisburg Pike (5th Ave), stay on Lewisburg Pike when it forks to the left, then take a right onto Carnton Lane. Just on that drive you will see some amazing historic homes and you will end up at Carnton Plantation which is the cream of the crop.

Buying a House in Franklin Tennessee

Here are some of the main steps to buying a house in Franklin, Tennessee, along with some useful Tennessee Home Buyer Resources. Click on the link to see a list of providers we trust and use frequently.

Mortgage Lenders

A great first step in the Home Buying process is to see how much money a bank will loan you to buy a house. This amount is typically based off your income, debt, savings, trust fund, alimony, child support, etc. A mortgage lender will give you an amount you are pre – approved for so you can narrow down the amount of active listings within your budget.

House Hunt

Now that you have a price range you can begin your house hunt. I like to set up auto notify for my clients so they are notified every morning with new listings that fit their search criteria. Earnest Money

After you find a home, make an offer, and your offer is accepted (or negotiated) and agreed upon, you are now Under Contract. You or your Realtor will then deliver the Earnest Money to the Earnest Money Holder. This is usually the closing attorney for the seller.

Send Contract to Mortgage Lender

The Lender will need a copy of the contract in order to start their process. This is usually the longest step so getting them the contract ASAP is paramount.

Home Inspectors

Now you will need to schedule a home inspector to come out and inspect the house. You will have an inspection contingency as a part of the contract which allows you to cancel the contract if a home inspector finds flaws that you are unwilling to live with.

Termite Letter

Some mortgage lenders require you to have a termite letter before closing. The letter states that the property does not have any termite damage. Regardless…it’s a good idea to have this looked at 🙂

Title Companies

A Title Company ( a real estate attorney ) will conduct a title search to make sure that the property you are buying does not have any liens against it.

Insurance

Before the closing date you will need to set up your Home Owners Insurance.

Closing

This is THE BEST DAY! You’ll meet at your title attorneys office where they will have all the paperwork to seal the deal, then you are homeowners!
